Phoenix luxury apartment residents expect more from their building than a pool and a fitness center. A late-night snack, a cold drink after a workout, a frozen meal when nobody feels like cooking: small things like these affect how residents feel about where they live. A Smart Store puts them in a common area, open 24/7, with no added work for your leasing or maintenance team.
This guide covers how a Smart Store works, where it fits in a Phoenix community, and what to ask before you add one.
What a Smart Store is
A Smart Store is a self-checkout setup of MicroMart AI smart coolers, with the option of a MicroMart smart freezer next to them. It looks more like a glass-door refrigerator than a vending machine with spirals and a keypad. Residents unlock the door with a card or phone, pick up what they want and close the door. There’s no cashier, no line and no cash.
At Modern Family Vending, every Smart Store is fully managed. We install, stock, service and maintain it at no cost to qualifying properties.
How checkout works for residents
MicroMart’s help center describes the shopping flow in a few steps:
- The resident taps the payment screen to start and chooses to pre-authorize.
- They tap, insert or swipe a card, or use a phone wallet, and the door unlocks.
- They take what they want. Product recognition sensors detect what comes off the shelf, and an item put back in its place isn’t charged.
- They close the door. The card is charged only for the items taken, and an itemized receipt arrives by text message.
The terminals accept Visa, Mastercard, American Express and Discover cards, plus Apple Pay and Google Pay. They don’t take cash. The first time a resident uses a card, they enter a phone number so receipts can be sent by text.
Why it fits the Phoenix year
Phoenix summers are long. The National Weather Service office in Phoenix reports an average of 111 days a year at 100°F or hotter, based on 1991–2020 climate normals. On average, the first 100-degree day comes around May 2 and the last around October 5. For much of the year, a quick errand means a hot car and a hot parking lot.
That’s when an on-site store earns its place. A cold drink after the gym, ice cream on a July evening or a frozen lunch for a resident working from home is a walk down the hall instead of a drive. In the cooler months, when residents spend more time at the pool and in the courtyard, the same Smart Store covers drinks and snacks between outings. Restocking follows what residents actually buy, so the product mix can shift with the seasons.
Where to put it in your community
The best spot is an indoor common area that residents already pass through. Common choices in Phoenix luxury apartments include:
- Clubhouse or leasing lobby. Visible on tours and easy for every resident to reach.
- Fitness center. Cold drinks and protein snacks right after a workout.
- Coworking or resident lounge. Lunch and an afternoon snack for residents who work from home.
- Package room or mail area. Steady traffic throughout the day.
A few practical points help any placement work:
- Power. A standard power outlet near the spot.
- Floor space. MicroMart lists each cabinet at about 79 inches tall, 30 inches wide and 37.75 inches deep. Leave room for the door to open and for a resident to stand in front of it.
- A microwave nearby if you add a smart freezer with frozen meals.
- Connectivity. According to MicroMart, each cabinet comes with a cellular SIM card and can use the property’s Wi-Fi as its main connection, with the SIM as a backup.
We check all of this during the free property assessment.
One smart cooler or several?
MicroMart cabinets are single-door units designed to work together, so a Smart Store can be one smart cooler or several side by side that work as one store. A smart cooler covers refrigerated drinks, snacks and grab-and-go items. Adding a MicroMart smart freezer brings frozen meals and ice cream, which turns a snack stop into a real meal option.
The right size depends on how many residents use the space, your layout and the products you want. We size it for your community during the assessment, and the setup can change later if demand grows.
What your leasing team does, and doesn’t do
Very little. With a fully managed Smart Store, our team handles:
- Installation and setup
- Stocking and restocking based on actual demand, using inventory monitoring that shows product levels and purchasing trends
- Cleaning, service and maintenance
- Product selection, including what to add or drop as resident preferences change
Your team provides the spot and the outlet, and can mention the Smart Store on tours, in move-in emails and in resident newsletters. Qualifying properties may also benefit from profit-share opportunities.
Security and accuracy
Property teams often ask whether a glass door full of products invites theft. MicroMart builds in several safeguards:
- The door stays locked until a valid card or phone wallet is pre-authorized.
- Prepaid, anonymous and other high-risk cards are blocked from opening the door.
- The door is spring-loaded, so it closes and locks on its own when released.
- Each cabinet uses three vision sensors, which makes it hard to block them all at once.
We also don’t stock age-restricted products, so a Smart Store suits shared resident spaces.
Questions to ask any provider
Whoever you talk to, these questions help you compare options:
- What does it cost the property, at the start and over time?
- Who installs, stocks, cleans and maintains the equipment?
- Is restocking on a fixed route, or based on actual demand?
- What products will residents see, and is anything age-restricted?
- What happens if a cabinet stops working? MicroMart notifies the operator automatically, so ask how quickly the provider responds.
- Is the provider locally operated, and who will service your community?
